Charles Hester

Charles Hester is the Real Estate Property Manager for Real Estate Services (RES) on the Boulder
campus, overseeing the day-to-day operations, maintenance, leasing, and financial performance of the
university’s diverse real estate portfolio. RES properties are spread across the Main and East
Campuses, including student rental units in the Grandview Terrace neighborhood. Charles serves as
the primary liaison between RES and its tenants, ensuring properties are well-maintained, fully leased,
and compliant with university, state, and federal requirements. He manages lease administration,
coordinates facility repairs and capital improvements, prepares annual budgets and operational reports,
and implements policies and systems that support long-term asset value and exceptional tenant
service.

Charles brings a diverse background in real estate development and asset-management experience to
the Boulder campus. Prior to joining RES, he served as Asset Manager for GF Properties Group, where
he oversaw the performance of multifamily and commercial assets, and supported national-level
acquisition and repositioning strategies. Charles has held leadership roles as Director of Project
Management for Tebo Properties in Boulder and Director of Real Estate for Hestron Corporation,
where he managed mixed-use, commercial, industrial, and residential development projects in
Colorado, the Carolinas, and Quebec.

He holds an MBA from the Fuqua School of Business at Duke University and a BBA in Finance from
Emory University’s Goizueta Business School. He brings a strong foundation in financial analysis,
stakeholder collaboration, and strategic planning to the RES team, supporting CU Boulder’s
commitment to responsible asset management and long-term campus growth.

Having relocated to Boulder from South Carolina, Charles is deeply invested in the university’s mission
and the campus he now calls home. Outside of work, he enjoys skiing with his partner and 2 children,
hiking with his Great Pyrenees and 3 Shetland Sheepdogs, and playing classical piano. Charles is an
active member of the First United Methodist Church of Boulder and is committed to its outreach
ministry.
