Throughout these six sessions, you will be introduced to core topics prevalent to commercial real estate. These topics will include economics, legal foundations, conveyance of real property, purchase & sale contract, role of government, valuation, investment decisions, lease elements, mortgage loans and developments.

Session 1:

In the first session, we will cover economics and legal foundations. This will include comparative advantage, urban growth models, real estate cycles, supply and demand, nature of property, real property bundle of rights, easements, restrictive covenants, liens, forms of co-ownership and fixtures.

Session 2:

This session will discuss conveying real property interests, purchase & sales agreements, closings and the role of government in real estate transactions.

Session 3:

This session will discuss valuation including—comparative sales, cost, and income capitalization approaches.

Session 4:

This session will include effects of debt financing on cash flows, evaluating cash flow estimates, time value of money, value and risk, determining required returns, comparing investment values to acquisition costs, investment vs. market valuation, investment valuation using discounted cash flow models, impact of leverage on expected returns, and the impact of leverage on risk.

Session 5:

This session will discuss essential elements of the lease, lease provisions, effective rents, mortgage loans, the promissory note, and the deed of trust.

Session 6:

This session will cover development—including the development process, “the numbers” and a review of the typical documents used during development.
